Q. What is the difference between a Manufactured home and Modular Home?
The main differences between Modular and Manufactured (aka mobile homes) are construction standards, materials and foundations.
Manufactured / Mobile homes are built on a steel frame and are normally placed on wood blocking, concrete pillars and sometimes on metal posts.
Modular homes are built with a wood floor system and are designed to go on a either a crawlspace or a basement.
Modular homes are built to Canadian Standards Association A-277 (Canadian National Building Code) and are built to meet BC Building Code. These Standard Specifications include engineered floor trusses, 2 x 6 exterior walls, 8' & 9' ceilings and primed and painted drywall.
Manufactured / Mobile homes are manufactured to Canadian Standards Association Z-240. Standard Specifications include 2 x 8 floor joists on a steel frame, 2 x 6 exterior walls, 7 ½’ side walls, vaulted ceilings, and vipsum covered interior wall panels.
Q. How long will it take for my home to arrive?
Move into your home in as little as 5 weeks NOT 5 months. Site built homes typically take 4-6 months from ground breaking. Custom Factory built homes can be completed in 1 to 2 months. If you purchase a home directly from our sales lot, your home can be completed in as little as 1 to 3 weeks.
Q. How do you haul a manufactured or modular home?
Each home we sell is delivered to each site by our trusted and experienced mobile home movers. Manufactured homes (with steel frames) are hauled on air ride dollies which is a set of wheels that is placed under the home and attached to the steel frame. The home is securely hitched to our truck and towed to site.
A Modular Home is hauled on an air ride expandable step deck trailer for maximum support and safety. The home is also tied down to the step deck which is attached to the truck with a “5th wheel” style towing apparatus.
Q. How do you get the home onto its foundation?
If the home is going on to pillars (cement filled sonotubes) it will require a roll on. This consists of using aluminum beams, wooden blocking and rollers. The aluminum beams are placed on top of the wooden blocking and the rollers are used to gently guide the home into place. This may be the case in some crawlspace model homes. However, in a basement model home we will use a crane. The crane will use heavy duty straps and will lift the home carefully and place it upon the basement foundation with the assistance of our experienced set up crew.
Q. What is the average cost per square foot?
Depending on the floor plan you choose, you could get into one of our homes for as little as $85.00 psf!
Q. What kind of warranty do SRI homes have?
Each home comes with a 1 year manufacturers defect warranty as well as a 10 year major structural warranty to provide years of peace of mind. Unlike some dealers, Hart Modular Homes looks after our own customer warranty. This helps to eliminate the sometimes very long wait for a factory representative to visit your home.

Q. How long does a manufactured or modular home take to build?
Since they are built inside our controlled factory, we control all the elements. This means we don’t have work stoppages due to weather delays. A manufactured or modular home can take just weeks to build and assemble instead of the months it takes for site built homes.
