Q. What are the differences between manufactured homes and modular homes?
Manufactured homes, also known as mobile homes, feature different building guidelines and construction methods than modular homes. These homes are built on a steel frame using 2x8 floor joists. All manufactured homes in Canada are built to meet the Canadian Standards Association’s Z-240 guidelines.
Modular homes are constructed to meet the Canadian Standards Association’s A-277 guidelines, which are equal to the standards of the BC Building Code. These homes are placed on either a basement or a crawlspace and some of their standard features include 8’ and 9’ ceilings as well as engineered floor trusses.
Q. How long will it take for my home to arrive?
Move into your home in as little as 5 weeks not 5 months! Site-built homes typically take 4-6 months from ground breaking. Custom factory built homes can be completed in 1 to 2 months. If you purchase a home directly from our sales lot, your home can be completed in as little as 1 to 3 weeks.
Q. How do you haul a manufactured or modular home?
Each home we sell is delivered to each site by our trusted and experienced mobile home movers. Manufactured homes (with steel frames) are hauled on air ride dollies which is a set of wheels that is placed under the home and attached to the steel frame. The home is securely hitched to our truck and towed to the site.
A modular home is hauled on an air ride expandable step deck trailer for maximum support and safety. The home is also tied down to the step deck which is attached to the truck with a “5th wheel” style towing apparatus.
Q. How are you able to place a home onto its foundation?
There are 2 different methods to placing a home. The first method is by using a crane, which is the technique used when the home has a basement. The second method is called a roll on, and it is used for homes that will be going on cement pillars. With this method, the home is gently rolled onto its foundation using aluminum beams, rollers and wooden blocking.

Depending on the floor plan you choose, you could get into one of our homes for as little as $85.00 per sq ft!
Q. Do SRI homes come with a warranty?
Yes, the SRI homes used by Hart Modular homes come with a 1-year manufacturer’s defect warranty along with a 10-year structural warranty. This is one of the best plans in the business, and our associates are always quick to handle any warranty inquiries.
